Altaïs Tower is the most emblematic building on the Place de la Mairie in Montreuil, a monument within the changing urban landscape of Eastern Paris.
Developing 27 floors over two volumes, marked by the joint architecture of LANDSCALE and REICHEN & ROBERT, this building is one of the most significant projects carried out by ROM within the urban suburbs of Ile-de-France. .
Originally approached by ARPENT MANAGEMENT and MAPLE KNOLL CAPITAL
to conduct the procurement audit, ROUX OEUVRE MAITRISE carried out, step by step, the entire major restructuring project, from technical assistance to the acquisition, supervision of the design (carried out through a ‘Preliminary Study’) then of the CPI, until the delivery which took place in the summer of 2019.
Although delivered, the ROM adventure within the assets continues today by supporting AIR France as an AMO in the fitting out of its leased premises from R + 17 to R + 27 of the tower.

A framed and controlled Real Estate Promotion Contract
After a successful acquisition audit, ROM led the management and design discussions with the Developer QUARTUS through a Preliminary Study Contract. This open-book work made it possible to establish a CPI meeting both quality and deadline objectives, while offering a contract at a controlled price.
A complex project in an urban environment
Beyond its interior restructuring, the Altaïs Tower was the subject of two important challenges: (i) the removal of the load-bearing facade of the building and the installation of a new structure (ii) the clipping of its high tower in order to create an extension of 3 additional levels bringing the Tower to a total of 28 levels.
